I am about making projects look as good as possible and last as long as possible, under a budget and within the law. Most of my work is on kitchens and baths in rental condos built in the 70s and 80s. I also install a lot of doors, fireplaces, and hardwood floors. Even though my clients typically choose run-of -the mill materials for their run-of-mill condos, we end up with a good looking, durable projects. I am ok with contracts specifying clients' help if the client exudes competence--whatever it takes to lawfully get the project well done and under budget.
About my prices
Most of my work is priced for the completed job. Sometimes, as when the owner wants to retain the control of how the job proceeds or when it is not practical to define the scope of the job (rot or ant damage) we decide to contract for an hourly rate--currently $40/hour.
My typical 110 square foot kitchen remodel cost $10,000 on the average. I deliver excellent workmanship and use mostly-run-of-the mill materials. Most have tile (stone or ceramic) floors, counter tops, and backslash, RTA cabinets, stainless steel sinks, Moen faucets, and recessed lighting.
My typical 45 square foot bathroom remodel cost $7500 on the average. Once again--excellent workmanship using run-of-the-mill materials. I install American Standard "Americast" tubs or tile shower floors. I tile (stone or ceramic) to the ceiling above the tub. For continuity, I typicaly tile the floor and up the walls 4", and the vanity top/back splash. For those who can afford a bit for luxury, I install "Suntouch'" radiant floor heating.
